Most of our first time home buyers go through FHA, which is programs that allows for 3% down. And there are local incentives that can pay for most of that too..
The down payment can be daunting but it you're realistic you need about 3% of $350K..
Assuming you can make the payment.
3% down doesn't sound that bad to be honest.
Don't know what it is like over there but here FTB get priced out of new homes not only due to inflated prices but also investors being able to pay more than them, even above asking price. They then rent back the property to individuals at a monthly payment which would gave been higher than their mortgage payment had they been able to secure the property. The whole thing is wild and youngsters get trapped in a vicious cycle.
If we could sort fairness out in the property market I think a lot of social tension would vanish.

Good to hear that your kids are doing well. You never stop being their father though and wanting to protect them though, eh?

We had a problem with institutional buyers, at least hear in Texas.
But building here is fairly simple and when demand spikes we usually can create the supply to offset it. We are still building left and right. At least half my assignments are new construction..
The crazy covid years being the exception..

Can‘t believe it’s been 5 years since I was banned from Dogs, and you & Diggs gave me house room to guest post here while I was stuck abroad during COVID.
FWIW, I‘ll definitely finally sign up in the next couple of days

So, Elon "I'm here to save Western Civilization" Musk has had another child in secret with Conservative influencer, Ashley St Clair. Conservative Americans on Twitter appear cool with this.
This is the man America appear to have entrusted with their sensitive information. A man who takes multiple handouts from the Government, and has multiple children with multiple women. If this was a poor black bloke from Alabama I wonder what Conservatives on Twitter would be calling him....

He's pulled ahead of Nick Cannon (by 2 I think).
Maybe "pulled" isn't the right word in this case..

Loool - "I promise I will pull out" is the oldest trick in the book.
I see that the economic super-genius, the Argentinian president, Javier Milei who has been repeatedly hyped up by Elon Musk is now in a bit of trouble. Apparently he was involved in promoting a crypto meme coin rug pull which has been ordinary investors lose huge amounts of money while he has vastlt profited. At this point the ultra-rich as just laughing in our faces as they take everything we have. No wonder Musk wants to get to Mars along with his other billionaire mates once they have looted this planet.

The closed part of the forum, where members have always had access, is pretty quiet nowadays, we had too few members, so most of the new topics have been posted in this open part so guests could contribute if they wanted to.

Milei will always be in trouble because he's bringing fiscal responsibility to a country that's never tried anything like that before.
But he is making headway in spite of the opposition so firmly entrenched in the status quo.

And I can't find anything suggesting he profited..He promotes a lot of Argentinian business ventures on his page as a way of promoting homegrown endeavors. This one didn't pan out..It's crypto and that's how those things go.
The folks coming for Milei are the same incompetent fools that made Argentinia the corrupt, broke, economic laughing stock of the western hemisphere, right behind Venezuela..

Apparently he put out a Twitter post shortly before the launch promoting it, which is why a lot of crypto traders invested heavily. To be fair, I haven't seen the post either.
If he has promoted it knowing it is a rug pull then that's daylight robbery of ordinary investors. Crypto is obviously high risk but insider trading rigs the market.
